Relocating a business to a new site is a challenging task, especially when you have been established on your existing site for over 20 years.

Relocation had been discussed, and in an ideal world, having some construction experience in-house, we may well have taken the task on in a slightly different way).

Being forced to relocate in the absolute minimum time period as a result of a fire which could have destroyed the business was a different scenario, one which was decidedly challenging !

Our focus had to be 100% on recovery, as well as dealing with a seven figure insurance claim that was make of break for the business.

was another burden lifted and which could have distracted us such that either the building or our business recovery may have suffered.

Having chosen the management construction route, we were still able to have a great deal of influence in the material detail of our new "home", as well as the final choice of Trade Contractors.

Controlling and tracking on-site the purchases of construction materials, dealing with contractors and settling their interim payments and final accounts was done by someone who had witnessed the performance on site and was looking to deal dispassionately with the situation.

We were very pleased with the end result, which was delivered within the requested time frame and within our budget.

Management Construction Ltd of Northallerton has been involved as provider of project management services in the construction and extension of several food processing plants and abattoirs in the North East over the past few years.

Food processing factory construction is a complex operation involving a multitude of facets such as insulation and refrigeration in addition to the usual mechanical services and processing machinery installation, thus demanding a greater than usual degree of project management, control and site programming.

By utilising the "project management method of construction" eliminating the need to appoint a main contractor, this demand for detailed supervision and accurate work programming can be achieved and in addition, show a considerable cost saving in that the main contractor's margin on materials and sub-contractors' work is eliminated, the client paying for materials and labour at nett cost direct to the suppliers.

A further advantage, especially important to "turn key" projects, is that any change demanded by the client during construction can be accommodated "at cost" - not usually possible when operating under a contract without incurring often large variation charges.

All the food processing projects managed by Management Construction Ltd. have shown considerable monetary saving and have been completed on time with minimum interruption to the client's business where extension/alteration work was involved necessitating construction work to take place alongside the client's business.

An example of this was at Messrs Thompson Wholesale Meats Ltd., Witton-le-Wear, Co. Durham, where a complete new abattoir was constructed "over the top" of the existing slaughtering building with a shut down period of one week only of the client's production.  The close co-operation afforded by the Management Construction system with its flexibility, detailed attention to programming and close liaison/co-operation with the client made this achievable.
