Management Construction

"Management Construction" is a building procurement system based on total collaboration between client, designer and construction manager working together to achieve the client's aims for his building.

The system is none adversarial with total transparency being a principal feature. Transparency in specifying and accounting is critical to procuring best value for funds committed. Early collaboration in assessing feasibility, buildability and cost planning is a valuable feature of the system, with the additional object of limiting pre-contract costs.

Clients selecting the "Management Construction" route enjoy a high degree of flexibility in programming, fast tracking of projects and procurement, whilst still controlling costs, advantages not commonly associated with traditional contracting.

Adopting the "Management Construction" route, clients do not have the often dubious benefit of the lowest possible bid from a main contractor. They do however have individual specialist trade contractors bidding competitively under the normal contractual rules of tendering. Scope for cutting corners and consequent reduction in value received, is restricted.

Clients' project funds are, in effect, ring fenced and, unlike general contracting practice, are channelled directly into the supply chain. Trade contractors and suppliers favour the arrangement and respond accordingly, resulting in increased operational efficiency, reflected in progress and the client's bottom line.
