Witton-le-Wear, County Durham

The scheme was for the replacement of an old abattoir housed in a group of Victorian drift mine buildings, with an up to date modern meat plant and fitting out to satisfy the latest Veterinary and Hygiene Standards.

Our client's principal brief was threefold:

	To build the new plant on exactly the same site as the existing.
	To maintain full production on all meat lines as the work proceeded.
	To build and fit out the abattoir within a tight budget.

At some cost to the client, local building contractors had tendered for the new plant but insisted that the brief could only be satisfied by building on an adjacent green field site. The proposal was not viable, leaving the business faced with closure after fifty years in business and a considerable bill for abortive design and tender enquiry work.

Following a strong recommendation by the lead consultant, the "Management Construction" route was selected for its inherent flexibility of programming and procurement, coupled to the transparency of specifying and accounting.

The shell of the new building was erected to enclose the abattoir, demolition and re-construction proceeded incrementally under cover. The meat plant remained almost fully operational throughout the construction period, and all of the client's aims achieved.

The "Management Construction" delivery system has twice extended the plant to provide a large cutting room with chillers and blast freezers together with a further large chiller, associated service yard and power upgrade.
